Perth’s five cheapest rental suburbs

WHEN it comes to rentals, you don’t have to break the bank to find a place to call your home.

Despite the high cost of living in Perth, there are plenty of areas that are both accessible and affordable – and you don’t have to sacrifice amenities for cheaper rent.

The last Adelaide Bank/Real Estate Institute of Australia Housing Affordability Report found rental affordability in WA increased during the June quarter.

The report found the proportion of family income required to meet the median rent decreased to 18.1 per cent, down 0.5 percentage points over the quarter, and a decrease of 1.6 percentage points compared to the year before.

This is reflected in the below list from the Real Estate Institute of WA, with all areas reporting a decline in weekly rent over the last 12 months.

5. Calista

Kicking off the top five is Calista, where tenants were able to find a rental for approximately $260 per week in the three months to August. It took around 45 days for landlords to secure a tenant in Calista, which is seven days faster than the overall Perth metro region. Similar to Medina, Calista is located near the coast and the Kwinana shopping hub, with easy access to the Kwinana Freeway for tenants working in the Perth CBD.

4. Midvale

Located 17km from the Perth CBD, Midvale provides residents with a quintessential suburban lifestyle thanks to its surrounding parks and nature reserves, making it an attractive choice for tenants with children. Its median house rent of $255 per week in the three months to August 2017 is $55 a week more affordable for tenants than it was in 2016.

3. Camillo

Next on the list is Camillo. Those looking for a rental can find a home in Camillo for $255 per week, which is $95 a week more affordable than the overall Perth metro region median house rent. Camillo is located 23km from the Perth CBD and is perfect for nature lovers looking to escape the city, with Araluen Botanic Park and Banyowla Regional Park a short drive away.

2. Medina

The suburb of Medina is on par with Armadale for median house rent, with tenants able to snap up a rental for $250 per week in the three months to August. It took approximately 41 days for landlords to find a tenant in Medina in the three months to August 2017, which is 16 days faster than the same time last year. Medina is a popular suburb for couples and families, close to the coast and the amenities of the Kwinana shopping hub.

Perth’s most affordable suburb for median house rent is Armadale. Tenants were able to secure a lease in Armadale at $250 per week in the three months to August 2017, $35 more affordable per week than it was at the same time last year. Located 25km from the Perth CBD, Armadale is a popular choice for families with lots of local schools, shopping hubs and public transport options.
