These 10 suburbs are where you’ll get your investment property a tenant faster than anywhere else.

Piara Waters is the first suburb on the list, and it takes approximately 41 days for investors to find a tenant for their rental. Located approximately 20 kilometres south east of Perth, Piara Waters is quintessentially suburban, filled with plenty of parks, lakes and a nature reserve that is ideal for families bringing up young children. The median rent price in Piara Waters is $400 per week, which is $30 less than it was at the same time last year.

9. Iluka

Iluka has an annual average leasing day figure of 41 days for the year to June 2017. The northern suburb of Perth is 30 kilometres from the CBD and positioned on the coast between Burns Beach and Ocean Reef. Families are drawn to Iluka for its proximity to the beach and excellent surrounding schools. It is $48 per week more affordable to rent a property in the area than it was last year, with Iluka recording a median rent price of $650 for the year to June 2017.

8. Hamersley

Hamersley also recorded an annual average leasing day figure of 41 days for the year to June 2017. Situated 11 kilometres northwest of the Perth CBD, Hamersley offers tenants a quintessential suburban lifestyle, close to parks, natural bushland and amenities. Tenants looking to reside in the area can expect to pay around $390 per week, based on figures for the year to June 2017.

7. Wandi

Next on the list is Wandi, where it took 41 days on average for investors for find a tenant in the year to June 2017. The suburb, which is part of the City of Kwinana’s municipality, is 25 kilometres south of Perth. Wandi offers its residents a suburban lifestyle and has good access to transport, with Kwinana and Cockburn train stations relatively nearby. The median rent price in Wandi for the year to June 2017 is $380, which is $20 a week more affordable than it was at the same time in 2016.

6. Carine

In sixth place is Carine, recording an average leasing day figure of 40 days for the year to June 2017. Located 15 kilometres northwest of the Perth CBD, Carine offers tenants a coastal lifestyle near major amenities and close to schools. The overall median rent price in the area for the three months to June 2017 is $440 per week, which represents an improvement in affordability of $60 per week compared to the same time last year.

5. Harrisdale

It takes investors in Harrisdale an average of 39 days to find a tenant for their rental property. The fifth-ranked suburb is situated southeast of Perth within the City of Armadale. It is popular with families due to the good supply of schools in the area, and has plenty of parkland, shopping facilities and amenities. The median rent price in Harrisdale is $380 per week for the year to June 2017, which is $40 more affordable than it was at the same time in 2016.

4. Swanbourne

It took approximately 38 days to lease a property in Swanbourne in the year to June 2017. Located 10 kilometres west of Perth, Swanbourne is attractive to families due to the excellent schools in the area, as well as its coastal location. The suburb is also directly on the train line and close to Claremont Shopping Centres. Swanbourne’s median rent price, although notably higher than the overall Perth metro region, did improve in affordability for the year to June 2017, coming in at $650 per week.

3. Trigg

Trigg is the third suburb on the list, having recorded an average leasing day figure of 38 days for the year to June 2016. Trigg’s appeal lies in its lifestyle opportunities, with the suburb positioned 14 kilometres northwest of Perth and close to the Indian Ocean. The affluent coastal suburb has seen its median rent price improve in affordability to $450 per week in the year to June 2017, which has likely contributed to tenants securing rental homes more quickly in the area.

2. Banjup

Taking out second place is Banjup, with it taking 35 days on average for investors to find a tenant in the area. Situated 20 kilometres south of Perth, Banjup is part of the City of Cockburn’s municipality and close to the thriving Cockburn Central hub, which includes a major shopping centre, restaurants, cafes and excellent transport facilities. The median rent price in Banjup for the year to June 2017 is $420 per week, which represents a $30 improvement in affordability on the year to June 2016.

1. Gwelup

Perth’s fastest leasing suburb is Gwelup, with reiwa.com data showing tenants were snapping up rental properties in the area in an average of 34 days in the year to June 2017 – 18 days quicker than the overall Perth metro area. Located 12 kilometres northwest of the Perth CBD, Gwelup holds plenty of appeal for tenants due to its proximity to Karrinyup Shopping Centre and the coast. The median rent price in Gwelup is $595 for the year to June 2017, which is a $10 increase in price on the year to June 2016 – the only suburb on the list to have experienced a lift in median rent value.
