“People keep telling me how flat this market is but I’m not finding that at all,” he said.

“Yes, there is limited product, but that is driving up buyer interest and I’m finding my stock is walking out the door.

“I wasn’t around during the ‘heyday’ of the boom like many of the other agents, so I don’t dwell on comparing then and now; my sole focus is to achieve great results for my clients.”

Mr McGuirk (pictured below) said he was seeing a lot of demand for land value properties by the river in Claremont.

“We recently sold 20 Chester Road off market after massive interest from our database and multiple offers,” he said.

“Low-maintenance, modern homes in north Claremont near the showgrounds are in demand from downsizers and young families. They love the lifestyle these properties offer and they are usually at a more affordable price point.

“Well-presented, well-maintained family homes in Mt Claremont are also attracting interest; even if they’re cosmetically dated, if the floorplan is workable and they are well maintained, you can achieve great prices.”

TM Residential have seen their client base grow in Claremont and Mt Claremont and will be opening a new office on the corner of Leura Avenue and Gugeri Street, Claremont later this year.

“Providing a boutique service has always been a strong focus for us, but with our expanding sales team and our growing leasing department, we really are starting to burst at the seams in the Dalkeith office,” Mr McGuirk said. n
