City of Gosnells endorses Southern River Precinct draft plan

CITY of Gosnells council has endorsed a plan for developing an area of Southern River that will help outline future planning for residential development.

The draft local structure plan related to the Southern River Precinct 3E, which is bounded by Southern River Road, Lander Street, Matison Street and the Balannup Drain.

The draft makes provision for medium density residential development, including Residential R25-R40 and Residential R30-R60.

Public open space is set to be developed as well as residential and a light industrial area.

The proposal was advertised to directly affected and immediately surrounding landowners and relevant authorities.

The City received 27 submissions during the comment period, with seven received from government agencies and 20 from landowners or parties representing landowners.

Of the 20 submissions received from landowners, 14 objected to the proposal, one provided comment and five raised no objection.

A number of discussion points included anti-social behaviour, environmental concerns, bushfire management and water management.

In assessing the proposal, the Western Australian Planning Commission (WAPC) raised concerns about the inclusion of residential designated land within the 500m buffer to the kennel zone, an area gazetted within the City all dog-related activities.

WAPC informally notified the proponent that as a result of this issue, the plan would unlikely be supported for finalisation.
