A JOINT Development Assessment Panel (JDAP) has approved construction of a 24-7 fast food outlet on one of Southern River’s busiest roads.
The outlet will be located on the corner of Ranford Road and Balfour Road, on the same plot of land as the 7-Eleven service station and next to Southern River Shopping Centre.
The proposal received nine submissions during the consultancy period, all of them from outside of the required 200m radius. including seven objections.

A Traffic Impact Assessment included in the JDAP report deemed the proposal’s potential transport impacts, an estimated 700 trips per day (both inbound and outbound) including 70 during the weekday PM peak hour, would have a minimal impact on the nearby roads.
The report also noted the location of the proposed site, fronting Ranford Road and not backing directly on to the existing residential area, would reduce any amenity and noise impacts.
It also said nearby businesses with extended trading hours would provide natural surveillance to the outlet and any impacts on the amenity of the neighbouring residential area would not be unreasonable given the site forms part of an established commercial precinct.
The report also noted odour-related concerns and imposed the condition the owners must submit an odour report.
