BUYERS who snap up an apartment at a new $32 million inner-city project can live and work in the heart of the action.

Perth property development group Baltinas Made has unveiled two live-work spaces at Velo following demand for combined commercial and residential spaces as the 61-apartment Northbridge development moves closer to completion.

Baltinas Made founder Barry Baltinas said Velo’s first floor, originally earmarked as commercial space, was redesigned after it was identified more people want to work and live from one location.

“There’s now the option to include sliding walls in the living room of these one or two-bedroom apartments, which can be closed off to create a private boutique office space with direct access from the street front,” he said.

“You’re working where you are living but the professional space can be completely separate to your personal space when clients need to drop by or when you need a quiet escape to get on top of work.

“The spaces also allow for street-front signage to brand the commercial venture, which is an added bonus and of course there’s no time lost in commuting and the business portion of your home also offers a potential tax deduction.”

Mr Baltinas said Northbridge was the perfect location for a home office space.

“It’s a stone’s throw from the CBD, boasts a free city bus service and there’s direct access to a cycleway, so car-less living is very possible,” he said.

“Velo itself is right near the highly activated William Street precinct featuring some of Perth’s most vibrant cafes, boutiques, restaurants and small bars as well as art galleries and theatres.

“For both convenience and culture, there’s arguably no better place in Perth for working and living.”

On Aberdeen Street, Velo will feature enclosable winter garden balconies for residents to enjoy year round, green initiatives including rooftop water harvesting technology and solar panels, as well as a ground-level small bar and cafe with alfresco dining area.

Baltinas Made has also introduced a flexible floor plan in its luxury apartment development Camilla Residences in Mount Street, West Perth – another response to a changing Perth market.

“The demand for larger three and four-bed, high-end apartments has prompted us to keep the floor plan open in the short term to be able to work with buyers to customise their homes,” Mr Baltinas said.

“The Perth property market is maturing and refining, and we’re focused on staying flexible enough to respond to the changes quickly.”

Velo’s live-work spaces start from $875,000 plus GST, while Camilla Residences apartments are priced from $855,000 for a two-bedroom, two-bathroom configuration and from $1.3 million for a custom option.
