West Perth’s Camilla Residences deliver what downsizers want

Architect Barry Baltinas said the $28 million Camilla Residences complex would have a flexible floor plan in response to market demand and was already generating interest from downsizing families, overseas buyers and professional couples.

“In the upper end of the Perth apartment market there’s still a lot of people looking to buy,” he said.

“They’re taking their time and looking at all the options, deciding what best suits their individual lifestyle but they’re ready to purchase.

“When we look at Mount Street in particular, there are only 21 new apartments available and quite possibly there’ll be no brand new apartments on the south-facing side of the street ever again in our lifetime, so talk of an oversupply of Perth apartments just doesn’t apply here.”

Mr Baltinas said the growing demand for three and four bedroom options had led to a decision to keep the floor plan flexible in the short-term, so the group could work directly with a select number of buyers to customise their home.

“The demand is coming primarily from downsizers with kids still at home and families with relatives visiting for extended periods, so Camilla Residences is firmly focused on delivering apartments with features that more closely mirror those found in a traditional home,” he said.

Mr Baltinas said downsizers were very keen to live in apartments in Perth’s inner city areas but they did not want to lose all the benefits of a family home.

“We’re being creative to ensure they don’t have to compromise,” he said.

“We’re including options for having up to four car bays, underground storerooms big enough to be a hobby space, online delivery rooms for 24/7 parcel delivery for all apartments, enclosable winter garden balconies to maximise space, and ground-floor storage spaces directly accessible to the street-front footpath for ease of bicycle access and storage, on top of internal storage.”
