Larger blocks on offer at Sonoma Private Estate

A LAND developer has bucked the trend towards smaller home sites, releasing traditional family-sized blocks at a new residential estate in Perth’s northeast.

The 13 lots in the first release at Sonoma Private Estate in Dayton by Cuttone Property Group range from 409sq m to 551sq m, with frontages up to 18m.

Director Phil Cuttone said it was one of the few new land developments in the region to offer blocks larger than 500sq m.

“In 2008, the average lot’s size was 525sq m but since then lots have been shrinking, with the average hitting around 350sq m last year,” Mr Cuttone said.

“While there is a place for this size of home site, I think the phasing out of the traditional family-size lots is a mistake.

“A larger homesite with a wide frontage gives owners flexibility in building a home that works for them, for their family and their lifestyle.”

While almost 75 per cent of Sonoma’s 41 lots are over 400sq m, with the largest being 551sq m with an 18.3m frontage, some smaller blocks are available.

Preferred Property Consultants selling agent Peter Gleeson said offering a range of sites helped add character and diversity to the development.

“The smaller lots might suit a young couple buying their first home or empty nesters looking for a low maintenance lock-up-and-leave, while the larger home sites with wide frontages are perfect for families,” he said.

“The wider frontage provides room for the extra car that might come with young adults still living at home, or the parents’ boat or caravan.

“By having a range of home sites, we are creating a community of people who are all at different life stages.”

The future Ellenbrook Bus Rapid Transit and Marshall Road Bus Station will be within walking distance of the estate, while the recently upgraded Lord Street provides easy access to Reid Highway.

Sites in the first release start from $276,000 and include bonuses.
