New Byford Meadows land release expected to sell quickly

STRONG land sales at a Byford estate have resulted in the release of a new stage expected to sell quickly.

Byford Meadows’ stage 2B comprises 17 home sites ranging from 300sq m to 510sq m and starting at $167,000.

Titles are expected to be issued in December.

Selling agent George Metaxas, Terranovis, said the G&G Projects development would comprise 335 homes and have a dedicated primary school and village shopping centre when complete.

“These two are key pieces of social infrastructure which many other estates in the local area lack and is a key reason why land sales at Byford Meadows have been so strong,” he said.

Mr Metaxas said only a select number of lots in stages one and 2A remained for sale, with buyers also attracted to the masterplanned community because it offered fantastic value for money.

“For example, in stage 1, there are a number of large titled lots for sale ranging in size from 768sq m to 787sq m and priced from only $299,000,” he said.

“Buyers would be hard pressed to find similar sized lots in a masterplanned community that is only 40 minutes travelling time to the city via the nearby Tonkin and Kwinana Freeways.

“Each home site in the estate comes with additional features valued at more than $10,000 that includes side and rear fencing, ecological front yard landscaping and NBN high-speed optical fibre connection.

“Other major cost savings for buyers include the fact that most lots in the estate will have stormwater drainage connections, which means there is no need to install soak wells.”

Byford resident Zac Raad, who bought two lots in stage one, said the estate offered a great long-term investment.

“I live in Byford and therefore appreciate that Byford Meadows offers the best value for money in the local area when you consider the overall quality of the estate, its high level of social infrastructure and the price of land,” he said.

Designed to set new standards for community living in Byford, the ecologically sustainable community will offere a wonderful relaxed lifestyle in a semi-rural setting and include a range of housing choices, great community parks, a primary school and shops, according to G&G Projects director Joe Gangemi.

“An urban water management strategy takes storm water away and removes harmful nutrients prior to the water being returned to the waterways,” he said.

“Regional ‘rain garden’ bio retention systems have been created in public parklands and road treatments to assist with the filtration and absorption of storm water.

“Around 85 per cent of home sites will be on an east/west axis thereby providing a northerly aspect to living areas which will ensure that residents can enjoy winter warmth and maximum cooling shade throughout the summer.

“In addition, there will also be a magnificent park and open space corridor of more than 19,000sq m that will contain a proposed living stream and landscaped parkland with natural pathways and cycle routes that will integrate within Byford Meadows and the Byford town centre for all homeowners to enjoy.”

The Byford Meadows sales office on the corner of Eurythmic Road and Dellanuova Street is open from 1pm to 5pm on Saturday and Sunday.
