STYLING is key to selling homes faster and for more in a tough real estate market, according to a staging expert.

Perth Style Co property styling and staging company director Sara James, who has helped agents and developers present properties since 2014, said five of their styled projects were under offer within 10 days of listing last month.

“Our styled homes attract more attention online, which converts to higher traffic at home opens, resulting in fast offers,” she said.

Ms James shared her top tips for styling like a professional.

Symmetry

Symmetry is key for property styling success.

Create the illusion of space and balance by ensuring furniture is in a symmetrical layout. The camera loves symmetry and it is like poetry on the eye.

Lights

Let there be light.

Shine light on all your clean surfaces to make them glow. People love cleanliness and lighting up a space creates not only a unique ambiance but a delightful freshness. Maximum wattage equals maximum results.

Camera shy

Take a couple of practice snaps on your mobile phone to see exactly how the room is looking on the lens. As they say, a picture is worth a thousand words and a snapshot of the room will quickly show you which cushions are sloppy, what artwork is hanging crooked and which personal effects need to be stripped back.

Ms James said a neutral colour palette, with touches of colour, would appeal to buyers.

Colour me happy

Ms James said a neutral palette, with touches of colour, would appeal to buyers.

Believe it or not, as humans we respond to colour on a cellular level, so it’s important to make the right decisions when it comes to a colour palette. Focus on a neutral theme with touches of blues, greens, greys and creams.

Artwork

The art of property styling includes a statement-size piece of artwork.

Go big or go home! Statement art is the best way to create drama, theme or a focal point in any room. Remember this for the entry way and main living – the bigger the better.

Ms James will present a style to sell masterclass on Wednesday, May 1 from 6.30pm to 8pm.

Tickets are on sale at Eventbrite.
