Perth’s top 10 fastest-selling suburbs

REIWA has compiled a list of Perth’s 10 fastest-selling suburbs to February 2019.

It took an average of 70 days to sell a property in the Greater Perth region, but some suburbs are bucking that trend.

Here are the areas that people can’t wait to move into – including one with a median price of just $430,000.

10. Craigie

Kicking off the list of Perth’s 10 fastest selling suburbs is Craigie. It is still 31 days faster to sell your house in Craigie than the Perth region, with vendors waiting an average of 39 days. Craigie is the most affordable suburb on the list with a median house price of $430,000. This bodes well for sellers as first home buyers are showing signs of interest in the area.

9. Swanbourne

Selling your house in Swanbourne also takes an average of 38 days. Swanbourne is an upper-middle class suburb bound by neighbouring suburbs Cottesloe and Claremont. Swanbourne gives residents easy access to the beach, public transport and shopping precincts. The median house price for Swanbourne is $1.347 million.

8. Kingsley

Kingsley is a family-orientated suburb offering a selection of schools, parks and recreational facilities. It took sellers an average of 38 days to secure a buyer for their house in Kingsley, which is notably faster than the Perth region average. Kingsley is located approximately 20 kilometres north from Perth CBD and has a median house price of $540,000.

7. Perth

If you are planning to sell your home in the city, you will be waiting an average of just 38 days. Perth is one of the few suburbs on the list with a median house price under the one million dollar mark, however its median house price of $767,500 still represents the higher end of the market. Perth is a vibrant city, close to major attractions, schools, public transport and entertainment.

6. Trigg

It took vendors 37 days to sell their house in Trigg, 33 days faster than the Perth region. Trigg’s median house price is $1.217 million, which is good news for local sellers as it suggests the higher end of the market is still performing well despite a generally subdued property market in WA. Trigg is a northern suburb of Perth, situated along WA’s pristine coastline, making it an in-demand suburb.

5. Nedlands

It is considerably faster to sell your house in Nedlands than in the Perth region, with vendors waiting an average of 36 days. Nedlands also makes up part of Perth’s affluent Western Suburbs and offers a desirable lifestyle, which is evident in the property market with buyers snatching up houses at a much faster rate. Nedlands is known to home some of the finest medical facilities in Perth, such as Sir Charles Gardiner Hospital and is also where the University of Western Australia is located. Nedlands’ median house price is $1.55 million, making it the most expensive suburb to buy in on this list.

4. Wembley

If you plan to sell your home in Wembley, you won’t be waiting long with reiwa.com analysis showing it takes an average of 33 days to sell a house in the suburb. Wembley is a large western-suburb of Perth known for its elite recreational facilities and sporting clubs including tennis, netball, football and lacrosse. It is also home to Lake Monger, a beautiful stretch of scenery providing locals with a peaceful walk route. Wembley’s median house price comes in at $1 million.

3. Floreat

Coming in at number three on the list is Floreat. In the 12 months to February 2019, it took sellers an average of 32 days to secure a buyer for their house. Floreat is an affluent suburb offering buyers attractive living features, including beautiful scenic parks and easy access to recreational facilities and sporting clubs. The median house price in Floreat is $1.347 million, the same as Swanbourne.

2. Leederville

Next on the list is Leederville, where vendors only need to wait an average of 31 days to sell their house, still less than half the time it takes to sell a house than it does in the Perth region. Leederville is a vibrant suburb offering residents plenty of lifestyle benefits. It is famous for its cafes, nightlife, restaurants and shopping outlets making it a highly sought after location for buyers. Leederville’s median house price came in at $945,000 for the year to February 2019.

1. Shenton Park

Ranking number one as Perth’s fastest selling suburb is Shenton Park. It takes an average of just 26 days to sell your house in Shenton Park, 44 days quick than the Perth region. Shenton Park is located in Perth’s prestigious Western Suburbs, close to the CBD, public transport and Shenton Park College. The median house price for Shenton Park is $1.202 million suggesting the suburb’s property market remains healthy with buyers seeking out houses in the higher end of the spectrum.
