THERE is no need to pack your bags and hop on a plane to experience a European getaway in a luxury villa, you can enjoy it year round in West Swan.
Owners Con and Judy Paioff bought this property in 2001 and selling agent Emma Milner said they chose it because it gave them the opportunity to create a private estate within the majestic Swan Valley wine region, but still be only 30 minutes from the CBD.
The original home was built in 1976 and Mr and Mrs Paioff carried out extensive renovation and restoration work between 2008 and 2011.
Mrs Milner said their inspiration was the neo-classical architectural features of the 18th-century villa estates in Venice and Lake Como.
The end result is nothing short of spectacular: past winged sphinxes at the entry, luxurious Villa Dionysus awaits.
The two-storey residence will amaze with Venetian marble dust render to the external walls and Gingin quartz used for the balustrading, pilasters and arches.
It is impressive during the day, but quite incredible with the internal lights blazing at night.
The interior is a blend of modern and European styles and offers expansive family living or, with separate wings with bedrooms, living areas and kitchenettes, the opportunity for extended family to enjoy their own spaces.
The ground floor includes a bedroom with ensuite, library, theatre room, cellar and a self-contained wing.
A sweeping staircase leads to the first floor with an open-plan living/dining/kitchen area with French walnut flooring.
The living zone opens to a large balcony that looks over the property and while you might feel that you are in another country the views of huge trees and kangaroos grazing is a reminder that you are still in WA.
The kitchen is magnificent with a commercial-quality cooking zone with Gaggenau appliances, two large island benches, plenty of storage and butler’s pantry.
Bi-fold doors open to the central courtyard with chequerboard paving and pool.
This is an area where you are sure to spend many hours lazing in the sun, swimming or entertaining in the colonnade where you can sit by the fireplace on a cool evening and enjoy a local wine with friends.
The pool area also includes a change room, steam room, gym and alfresco kitchen.
A self-contained guesthouse with living/dining/kitchen area, bedroom with walk-in robe and ensuite also opens to the courtyard.
The main residence has two bedrooms on the first floor.
One has a walk-in robe and ensuite and two balconies.
The master has a large walk-in robe/dressing room that opens to a study, opulent ensuite, balcony and access to the pool area.
Mrs Milner said the owners loved that they created a home that was not only a warm and inviting family home, but was also a holiday home and they have been able to blend the two together and enjoy the best of both worlds.
“The property has seen many events and parties, with the most noticeable being a 200-person engagement party for their daughter,” she said.
As well as being a full-time residence or weekend getaway, Mrs Milner said the property offered multiple other opportunities.
“The land is zoned Swan Valley Rural which potentially allows for tourism and other developments,” she said.
“It also has the potential and space to have world class equestrian facilities.”
