REIWA reveals Perth’s top 10 fastest-selling suburbs

REIWA has revealed Perth’s 10 fastest-selling suburbs for the 12 months to July 2018.

At the same time last year the western suburbs dominated the rankings with eight suburbs in the top 10.

Only three of these suburbs have retained a placing, with the northern corridor putting in a strong showing this year.

THE TOP 10

10. Mount Hawthorn 

Kicking off the list is Mount Hawthorn. It took sellers approximately 37 days to secure a buyer for their house in Mount Hawthorn. Close to Perth city – just five kilometres away, Mount Hawthorn is a personable suburb that provides residents with an inner-city lifestyle with a yesteryear allure. The median house price recorded for Mount Hawthorn in the year to July 2018 was 6.7 per cent higher than it was the same time last year, coming in at $875,000.

9. Heathridge 

It takes an average of 36 days to sell a house in Heathridge. The median house price for the year to July 2018 is $435,000 making it the most affordable suburb to buy in on this list. Heathridge is located 26 kilometres north of Perth’s central business district within the City of Joondalup.

8. Craigie 

Craigie takes out eighth spot with an average selling day figure of 35 days for the year to July 2018. Craigie is situated 22 kilometres north of Perth and offers buyers a more affordable price, with a median sale price of $440,000 – a slight increase of 1.1 per cent since the same time last year.

7. Kingsley 

It takes approximately 34 days for sellers to secure a buyer for their house in Kingsley. Located 18 kilometres north of Perth, Kingsley’s median house price for the year to July 2018 is $560,000, a decline of 3.4 per cent since the same time last year. Kingsley has a variety of schools, recreational facilities and parks and reserves, making it an appealing option among families looking to nestle.

6. Floreat

Number six on the list is Floreat, with vendors in the area needing approximately 34 days to sell their home in the year to July 2018. This inner-western suburb is close to a number of popular inner city hubs like West Leederville and Subiaco. Floreat’s desirable property landscape commands a median house price of $1.35 million – a growth of 7.8 per cent since the same time last year.

5. Trigg 

Rounding out the top five is Trigg which took an average of 33 days for houses to sell a house in the year to July 2018. Trigg is a coastal suburb 14 kilometres north of Perth CBD and holds great appeal to buyers looking to live near the beach with many lifestyle precincts. The suburb’s median house price for the year to July 2018 is $1.155 million which was a 5.7 per cent decline from the same time last year.

4. Leederville 

Taking an average of just 31 days for vendors to sell their house in Leederville, this inner-city suburb comes in at number four on the list of Perth’s fastest-selling suburbs for houses. Situated just three kilometres outside of Perth CBD, Leederville appeals to people searching for a bustling suburb with plenty of things to do. Leederville recorded a growth of 6.7 per cent in its median house price from the year to July 2017, which now sits at $917,500.

3. Hamersley 

It was notably faster to sell a house in Hamersley than it was in the overall Perth metro region in the year to July 2018, with sellers in the area needing on average 30 days to settle a sale. Hamersley’s median house price sits at $529,000, which is a 0.8 per cent increase when compared to the same time last year. Hamersley is situated 11 kilometres northwest of Perth CBD and is close to a number of schools and recreational facilities.

2. Nedlands 

It took approximately 29 days to sell a house in Nedlands in the year to July 2018. Nedlands is part of the affluent Western Suburbs and appeals to buyers because of its attractive lifestyle and investment opportunities. Located just six kilometres from Perth CBD, the median house price in Nedlands is $1.635 million, which is a 12.8 per cent price growth since the same time last year. The suburb is well situated near a major public hospital and university and features an abundance of recreational facilities like tennis courts, sports clubs, parks, a golf club and more.

 

1. Shenton Park

Shenton Park is Perth’s fastest-selling suburb, taking on average of 17 days for sellers to achieve a sale in the year to July 2018 – one quarter of the time of the overall Perth metro average. This fast selling time can be attributed to its close proximity to the reputable secondary college, Shenton College and its relative affordability to other Western Suburbs. Shenton Park’s median house price is $1.244 million, which is a 0.7 per cent lift in the year to July 2018.
