The five cheapest Perth suburbs to rent houses, units

WHEN it comes to rentals, you don’t have to break the bank to find a place to call your home.

Despite the high cost of living in Perth, there are plenty of areas that are both accessible and affordable – and you don’t have to sacrifice amenities for cheaper rent.

Here are the five cheapest suburb in which to rent a house in Perth:

5. Parmelia

The list kicks off with Parmelia, where the median house rent for tenants was $260 a week in the three months to March 2018. This is an improvement in affordability by $18 since the same period in 2017. Situated 34 kilometres from the city, Parmelia is close to schools, parks and the thriving Kwinana hub.

4. Medina

Medina is a popular suburb for couples and families, close to the coast and the amenities of the Kwinana shopping hub. Medina’s median house rent has remained stable with prices remaining firmly fixed at $255 per week, making it a preferred suburb for investors and landlords as rental yields remain stable.

3. Brookdale

Next on the list is Brookdale. Those looking to rent can find a house in Brookdale for $250 per week. That is $110 more affordable than the median rent in the Perth Metro region in the three months to March 2018. Brookdale is of a relaxed suburban nature. Its landscape is defined by reserves and parks that provide plenty of open public space to enjoy, such as the Bronze Wing Reserve and Don Simmons Reserve.

2. Armadale

People looking to rent in Armadale were able to find a house for just $248 per week in the three months to March 2018. Affordability improved by $13 since this time last year making this suburb the second most affordable place to live for tenants. Located 25 kilometres from the Perth CBD, Armadale is a popular choice for families with lots of local schools, shopping hubs and public transport options.

1. Camillo

Perth’s most affordable suburb for median house rent in the three months to March 2018 is Camillo. Prices decreased by $38 since this time last year, with tenants able to secure a lease for just $240 per week. Camillo is located 23 kilometres from the Perth CBD and is perfect for nature lovers looking to escape the city, with Araluen Botanic Park and Banyowla Regional Park a short drive away.

5. Osborne Park

Osborne Park starts the list. There has been no movement in the median unit rent, which remained stable at $250 per week in the three months to March 2018 versus the same time last year. This well-established suburb is located just eight kilometres from Perth and with rents remaining stable, Osborne Park is proving to be a hotspot for people looking to invest.

4. Wembley

Situated just seven kilometres west of the Perth CBD, Wembley is Perth’s fourth cheapest suburb for median unit rent. Tenants were able to secure a lease for $250 per week in the three months to March 2018. Unit prices for the suburb have become more affordable by $10 over the last year. Wembley is home to around 10,500 people, with the numerous recreational facilities and clubs adding great lifestyle appeal to the suburb.

3. Armadale

Armadale is Perth’s third most affordable suburb for unit rentals, with tenants able to secure a place for $240 per week. The median unit rent has decreased, with rent being $10 more affordable in the 3 months to March 2018 than it was in the 3 months to March 2017. Armadale is located 25 kilometres south-east of Perth and is the growing regional centre of the City of Armadale.

2. Daglish

Prospective tenants looking to move into a rental close to the city should consider Daglish. At $220 per week, it was more affordable to rent in Daglish in the three months to March 2018 than it was in the year to March 2017, with the median unit rent declining by $20 over this time. Situated only four kilometres from the Perth CBD, it is still $105 cheaper to rent a unit in Daglish than in the Perth Metro region.

1. Shoalwater

In the three months to March 2018, Shoalwater was Perth’s most affordable suburb for median unit rent. Tenants were able to secure a unit in the area for $215 per week. Rent prices have decreased compared to the 3 months to March 2017 by $18 per week. Located 41 kilometres from Perth in the City of Rockingham, tenants can secure a rental for $110 cheaper than in the Perth Metro region. Shoalwater is close to schools, the beach, parks and playgrounds, making it a desirable family location.
