Wembley, Armadale and Kelmscott named Perth’s most affordable rental suburbs

WEMBLEY, Armadale and Kelmscott have been named Perth’s most affordable rental suburbs , according to REIWA.com’s most recent figures.

The latest data for the three months to February revealed numerous suburbs in the Perth metropolitan area where tenants could rent a house or unit for less than the city’s overall median price of $400 per week.

“Unlike the eastern states where rental affordability remains an issue, housing affordability in Perth’s rental market has improved considerably over the past 18 months,” REIWA president Hayden Groves said.

“With good choice available, you are now more likely to find a rental property that ticks all the boxes and secure a competitively priced lease.”

Of the eight suburbs that made REIWA.com’s list of most affordable rental suburbs, Wembley was the only area with an upper quartile rent price that exceeded Perth’s overall median.

“This tells us that improved affordability in Perth’s rental market has occurred across all price ranges and that tenants have a good opportunity to upgrade,” Mr Groves said.

“If you’re living in shared accommodation, you might find that you can now afford to take that next step and move out into a smaller place of your own.”
