Where to look for Perth’s rental bargains

WHEN it comes to rentals, you don’t have to break the bank to find a place to call your home.

Despite the high cost of living in Perth, there are plenty of areas that are both accessible and affordable – and you don’t have to sacrifice amenities for cheaper rent.

Here’s REIWA’s list of the 10 cheapest suburbs to rent in Perth.

10. Glendalough

Kicking off our list of Perth’s cheapest suburbs to rent in is Glendalough, which is also the closest suburb on this list to Perth city. Situated just six kilometres from Perth’s CBD, tenants can find a rental in Glendalough for a median rent price of $270 a week. Its location and landscape attracts tenants to the area who work close or in the city centre. Glendalough’s fast leasing time for the 12 months to June 2019, of just 37 days suggest the suburb is in demand from tenants. 169 properties were leased in the year months to June.

9. Girrawheen

At number nine on the list is Girrawheen, with a median rent price of $270 a week for all dwellings. In the 12 months to June 2019, it took landlords in the area approximately 48 days to secure a tenant, and 204 properties were leased in the area. Girrawheen is situated 12 kilometres north of Perth in the City of Wanneroo and has a selection of schools, shopping centres and public transport.

8. Parmelia

Parmelia is an established southern suburb of Perth located 34 kilometres from the city. For the 12 months to June 2019, tenants could find a rental in Parmelia for a median rent price of $263 a week. During the year to June, 106 properties were leased and landlords were waiting approximately 54 days to find a tenant.

7. Medina

In Medina tenants are able to snap up a rental for $260 a week. Medina is a coastal suburb popular among families and young couples, with 69 houses leased in the year to June 2019. It took approximately 54 for days for landlords to find a tenant in the 12 months to June.

6. Koondoola

Located 13 kilometres north of Perth CBD is Koondoola, with a weekly median rent price of $260. Located within the city of Wanneroo, Koondoola is a relatively new suburb, with a local school, shopping hub and number of sporting clubs. In the 12 months to June 2019, 47 properties were leased, and landlords were waiting and average of 49 days to find a tenant.

5. Kelmscott

Rounding out the top five for Perth’s cheapest rental suburbs is Kelmscott with tenants paying a weekly median rent price of $260. Located 25 kilometres southeast of Perth, there were 245 properties leased in Kelmscott during the 12 months to June 2019. Though close to the lively Armadale City Centre, Kelmscott is a quiet suburb nestled among the numerous parks and reserves that pepper its landscape. Landlords with rentals were waiting an average of 46 days to secure a tenant in the 12 months to June.

4. Shoalwater

Shoalwater has a median weekly rent price of $250 for dwellings. Shoalwater is a coastal suburb situated in the City of Rockingham, 41 kilometres south of Perth. Tenants can secure a rental here for $100 cheaper than the Perth metro region, and in the 12 months to June 2019 there were 140 properties leased in Shoalwater. It took landlords an average of 55 days to lease their property.

3. Calista

Calista’s median weekly rent price for the 12 months to June 2019 is also $250, making it another affordable option for tenants. 57 properties were leased in the 12 months to June and landlords were waiting an average of 59 days to secure a tenant. Calista is located near the beach and the Kwinana shopping hub, with easy access to the Kwinana Freeway.

2. Armadale

Next on the list is Armadale, with tenants paying a median rent price of $250 a week for their rental. In the year to June 2019, landlords had to wait an average of 52 days to find a tenant for their property. Armadale recorded a total of 527 properties leased during that time, the most leases on this list. Armadale is located 25 kilometres south-east from Perth CBD and is a popular choice among families due to its accessibility to a range of schools, shopping hubs and public transport options.

1. Orelia

The cheapest suburb for rentals in Perth is Orelia, with a median weekly rent price of $220 – $130 cheaper than the Perth region average. The southern suburb had 113 leases in the 12 months to June and it took landlords in the area an average of 47 days to find a tenant for their property. Orelia is situated 38 kilometres from Perth CBD, close to Kwinana shopping hub and the Kwinana Freeway.
