East Fremantle most in-demand local suburb

EAST Fremantle is the most sought-after location for home hunters in the Fremantle Gazette area, new data has revealed.

Realestate.com.au figures show buyer interest in houses for sale in the riverside suburb is high, with each property getting around 1987 online views – almost quintuple the WA median of 407 in the six months to June 30.

However, buying into the popular locale doesn’t come cheap; its median price for all dwelling types is $1.1425 million.

Neighbouring suburbs Fremantle and South Fremantle rounded out the top three for searches, with properties in the areas notching up about 1663 and 1546 visits respectively.

Caporn Young associate director Stefanie Dobro said East Fremantle was always a steady performer.

“I believe there is stronger activity, particularly stronger competition for existing stock but also a higher volume of transactions in the first half of the year than in the previous year,” she said.

“We are still seeing where properties are priced above the market value, they are taking much longer to sell and often discounted below where fair market value would have been had they been marketed more effectively from the beginning.”

Ms Dobro said the company had sold 15 properties in East Fremantle this year, including three off-market listings.

A weatherboard cottage in Glyde Street received five offers and sold in the first two weeks on market.

“Heritage properties are always in strong demand, both renovated and needing refurbishment,” she said.

“Family properties are also in high demand as are homes suitable for downsizers.

“The suburb really caters to a wide range of buyers.”

Ms Dobro said East Fremantle was popular due to its exceptional location.

“It offers easy access to the river, shopping and cafes, two great public primary schools and great public high schools as well as easy access to private schools both north and south of the river,” she said.

“The suburb is essentially the hub of a wheel where you can head east towards the city, west to Fremantle, south to South Fremantle and Cockburn or north of the river to the western suburbs and beyond.

“But more than these physical attributes, it is the friendly and open sense of community in East Fremantle that further drives the suburb’s desirability as a suburb of choice for buyers, young and older alike.

“Add walkability to shops and transport, a series of wonderful sport and recreation clubs and you have a whole host of reasons buyers are competing to purchase in East Fremantle.”
