THE growing demand for greater housing affordability and diversity has seen the launch of Sky Garden, six small-lot home-and-land packages, in Hammond Park.
The homes on 189sq m blocks will be built in Richard Noble & Company’s Vivente estate.
Managing director Alex Gregg said location was a key factor in the success of small-lot housing products.
“Considered integration of small-lots at the planning stage is key,” he said.
“They can’t and should not be shoehorned into a forgotten corner; they need to be woven into key locations, such as opposite public open space where future residents will benefit from communal space and an open outlook.

Mr Gregg said location needed to be combined with an innovative home design.
“A developer brings a broad vision for the estate, but the right builder can bring the architectural know-how when it comes to creative design options for smaller lots,” he said.
The three-bedroom, two-bathroom two-storey homes would be built by Express Two Storey Living and would have the living areas on the first floor.
“With the home sites located opposite permanent parkland we made a collective design decision to take the living areas upstairs, allowing us to maximise views and the use of the space to open up more living capacity,” general manager Pirran Holloway said.
“The roof of the carport has been designed as an extension of the upstairs kitchen, dining and family/lounge spaces.
“This ‘Sky Garden’ creates an additional outdoor living area and the capacity for features like a herb garden and other plantings, which all face directly north on to the parkland.”
Prices for the Sky Garden home-and-land packages start from $445,000.
