1. What are your tips for choosing an agent?

When it comes to choosing a real estate agent to sell your house, there is so much choice out there it can be really difficult deciding who to choose.

Worse, it can be so overwhelming you end up choosing any real estate agent without really knowing why.

Like any industry, real estate is full of good eggs and bad eggs.

Always go with the agent you feel is honest and you feel comfortable with.

You must have a good rapport with the agent you choose and feel comfortable raising any issues, talking about commission upfront, and not shying away from asking the hard questions.

Don’t choose your real estate agent solely on the price they quote you and check out their reviews.

2. What are some of the most common mistakes sellers make?

Not choosing the agent correctly, not investing money on marketing of their home, and worrying too much about commission.

3. How can sellers boost their chances for a quick sale?

Price your home realistically – start by viewing your REIWA suburb profile.

Ensure your home is clean, tidy and decluttered for inspection.

You might also consider making some upgrades. This doesn’t mean spending thousands of dollars on costly renovations; it can simply mean applying a fresh coat of paint or improving your garden.

These enhancements are inexpensive, but very effective when it comes to helping sell your home.

4. What is the best selling method for a property?

Statistically, Perth sellers who choose to auction their property are achieving significantly faster selling times than those who sell using the more traditional private treaty method.

REIWA tells us results for the three months to June 2017 showed it took Perth sellers just 28 days to sell under the hammer, compared to the 70 days on average it took for private treaty sales – a notable difference of 42 days.

Sellers and some agents have been heard to ask: “is this property an auction property?”.

All properties can be auctioned; it’s the sellers and agents that need to embrace this method.
