Dudley Park, 3 Warren Place – $995,000

Gabrielle JefferyMandurah Coastal Times

OWNERS Jenny and Con have made this home what it is today – warm and inviting with lots of spaces to suit all members of the family.

The 818sq m property is on an island surrounded by established canals in Dudley Park.

Upon entering, the residence emanates tranquillity and established, manicured gardens and lawn that edge a wide path leading to a portico entrance add to the effect.

“There are beautiful roses and frangipanis in the garden and down one side of the home, we have grape and passionfruit vines that give an abundance of fruit,” Jenny said.

“It is really quiet here with nice neighbours.’

There is a powered studio out the back and with a large window in it that directly overlooks the canal, it is ideal for any artistic endeavour.

Next to it is a big rainwater tank and the area is covered by a pergola with grape vines.

“We use the rainwater a lot, especially for cooking or making drinks – tea tastes better with rainwater,” she said.

Inside the home, there are well-proportioned rooms and a separate study.

The kitchen underwent a major renovation about five years ago and has a practical layout and elegant design.

It has white stone benchtops with waterfall ends, offset charmingly with the metallic glass splashback and cream cabinetry.

There is a big walk-in pantry, so plenty of storage is on offer.

The kitchen overlooks a partially separated meals area with a living area extending out from that.

A virtual wall of bi-fold doors open to a sunroom enclosed with glass – the perfect spot to enjoy the day’s catch from the canal.

“There is an outdoor sink with cupboards for cleaning crabs that is undercover,” she said.

The barbeque area is near here and connected to mains gas.

The master bedroom features a curved wall at one end and private outdoor access through a glass sliding door.

It has a walk-in robe and a big ensuite with a bath.

Minor bedrooms have built-in robes and all bedrooms have ceiling fans with remote controls.

The home has ducted reverse-cycle airconditioning.

The canal side of the home has a big stretch of lawn that is gated before it gets to the water’s edge, so it is added security for those with small children.

There is a boat lifter on the property’s private jetty.

Wanting to downsize, Jenny and Con said the home had served them extremely well.

“It is a warm family home – that’s what it has been for us,” Jenny said.
