A question of density

While councillors said this was one of the more appealing designs they had seen, residents had concerns the development could bring more traffic to the street and would result in loss of character and property values.

Two First Avenue residents presented deputations at last week’s agenda briefing.

Ashley Buckle said it was a ‘high-density development next to a low-density development’ and that it would set a precedent for further ‘high-density’ development.

The neighbours were also concerned about shadowing over neighbouring properties.

The City defines high density housing as developments above 60 dwellings per ha.

The site has a zoning of 80 dwellings per ha so allows high density development but the intensity of development proposed reflects the lower density of 60 homes per ha and is medium density development.
