Tenants, like buyers, are concerned about affordability and location – so REIWA have indentified the top 10 suburbs with the cheapest median house rents close to the city.
Some are popular with families or have the benefit of being close to the airport, the new Perth stadium, shops, unis or lifestyle hubs.
All have seen rents become more affordable over the last year.
So here are the top 10 most affordable suburbs to rent in, within 10km of the CBD.
Dianella is the first suburb on the list, taking out 10th spot with a median house rent price of $350 per week for the three months to May 2017. The well-established suburb is 10 kilometres north of the CBD and is close to a major shopping centre and an array of schools. Compared to the same time in 2016, rent prices in Dianella have improved in affordability by $25 per week.
Like Carlisle, Bentley and Cloverdale, Redcliffe’s median house rent price for the three months to May 2017 is $350 per week. At the same time in 2016, the median rent price in the area was $400 per week, which represents a decline of $50 per week over the year. Redcliffe is 10 kilometres east of Perth and enjoys proximity to the airport, making it an attractive location for FIFO tenants.
Cloverdale continues the trend of suburbs with a median house rent price of $350 per week for the three months to May. Also located east of Perth, Cloverdale is close to Belmont and the Perth airport, and is in a good position to benefit from the completion of the new stadium. Its median rent price has improved in affordability by $50 per week when compared to the three months to May 2016.
Situated next to St James, Bentley is Perth’s seventh most affordable suburb for median house rent price close to the city. It is located eight kilometres southeast of Perth, conveniently situated near Curtin University and South Metropolitan TAFE for students. Tenants looking to rent a house in Bentley can expect to pay around $350 per week, based on figures for the three months to May 2017. House rent prices in Bentley are $50 per week cheaper than they were last year.
Carlisle ranks sixth on the list of most affordable rental suburbs for tenants within 10km of the city. It is located eight kilometres east of Perth and enjoys proximity to the Victoria Park café and restaurant precinct. Carlisle is significantly more affordable for Perth tenants than it was last year, with REIWA data showing its median house rent declined $75 to $350 per week in the three months to May 2017, compared to the three months to May 2016.
5. St James
Rounding out the first five is St James, which is located seven kilometres east of the Perth CBD. The small suburb is close to the bustling East Victoria Park precinct and features a median rent price of just $340 per week for the three months to May. Rent prices in St James are currently $50 more affordable per week than they were at the same time last year.
Just 10 kilometres north of the city, Nollamara is Perth’s fourth most affordable suburb for tenants within 10 kilometres of the CBD. The well-established suburb’s property landscape has undergone a transformation in recent years, with numerous new homes and complexes popping up throughout the area. Its median house rent price of $340 per week is $20 a week more affordable for tenants than it was in 2016.
Belmont takes out third spot, with a median house rent price of $330 per week for the three months to May. Positioned nine kilometres east of the Perth CBD, the suburb has improved in affordability for tenants over the last year by $50 per week. Close to the Perth airport, shopping centres, parks, schools and the new stadium, Belmont is a popular suburb for families.
2. Osborne Park
Osborne Park is Perth’s second most affordable suburb for tenants within 10 kilometres of the CBD. Just eight kilometres northwest of the city, Osborne Park is a mixed-use residential, industrial and commercial suburb. Its median house rent of $320 per week was $48 more affordable in the three months to May 2017 than it was at the same time in 2016.
Kewdale is Perth’s most affordable suburb for median house rent price within 10 kilometres of the CBD. Situated eight kilometres east of the city, Kewdale’s median house rent price for the three months to May 2017 came in at $300 per week, which is $100 more affordable per week than the overall Perth metro region median house rent price. Rent prices in Kewdale were $50 per week more affordable in the three months to May 2017 than they were in the three months to May 2016.
