Small-lot luxury homes meet buyer demand in South Perth

Staff WriterSouthern Gazette

IN response to buyer demand for smaller, low-maintenance homes in the inner city, Giorgi Architects & Builders has built a new luxury residence on a 350sq m block in South Perth.

The well-appointed house is the second of three homes to be built on the original 1200sq m site at 38 King Edward Street, which was subdivided to accommodate the smaller footprints.

The last remaining block is still on the market and comes ready to build on with a Giorgi-designed home to complement its premium position.

Giorgi Architects & Builders sales and marketing manager Danny Giorgi said the homes delivered high-end modern design and addressed a growing gap in the market for homebuyers who may not want to live in an apartment or in a larger residence.

“Our clients want the best of design and construction and therefore look to us to be very clever in how we design and use materials in more confined areas,” he said.

“Homes like this one are similar to our award-winning apartment developments but without strata fees.”

38B King Edward Street, South Perth, has a modern and thought-provoking design with strong architectural lines anchored by an elevation featuring rendered walls, feature brickwork, cedar timber and a protruding angled bulkhead over the entry.

The quality features continue inside the home with a timber tread and glass staircase juxtaposed against a charcoal polished plaster wall.

Next to the stairs is a family room with stackable glass doors that open to reveal a roomy entertaining area.

Upstairs, expect raked ceilings and a voluminous double void with full-height glazing that lets in plenty of natural light.

Also on the upper level is the master bedroom and ensuite, which are positioned to take in the city and river views and set to deliver stunning sunsets from the attached balcony.

At the heart of the contemporary home is the open-plan lounge/kitchen/meals area featuring stylish cabinetry in white, charcoal and timber veneers.

Glass doors in the meals area slide away to a comfortable alfresco dining and lounge area with built-in planters.

In the kitchen, there is a spacious pantry that leads to the laundry and a glass pivot door that conveniently links to the outdoor barbecue.

The home has also been future-proofed with a lift well rising from the ground floor entry near the double garage, two minor bedrooms and adjoining bathroom.

Mr Giorgi said the project presented a great opportunity for the builder to show some versatility in architecture without sacrificing any of the elements expected by the premium segment of the market.

“Not everyone is the same and the market for luxury homes still expect us to deliver a unique design, high-end finishes and volume regardless of lot size,” he said.

“Some want maximum luxury on a smaller footprint and this new South Perth home displays some big ideas without compromising on design or materials used.”

The residence is open for viewing for a limited time.
