Plans for higher density housing in Sinagra out for public consultation

THE City of Wanneroo has received a proposal to recode a Sinagra block to allow more houses to be built on the site.

The City has invited submissions until January 22 on the change to an east Wanneroo structure plan covering the 1.55ha Caporn Street block, near the Pinjar Road junction.

The proposal seeks to change the R20 code, which has an average lot size of 450sq m, to an R30 code with lots averaging 300sq m.

According to the City’s website, an R20 development could yield 24 lots, while an R30 development may yield about 36 lots.

An Urbis report said the site provided the essential infrastructure and service capacity to support an increase in residential density, including access to retail and employment services.

It said it was also close to public transport and public open space in the adjacent Caporn Park.

“The up-coding to R30 is complementary to the surrounding locality, and lot sizes will reflect a similar housing pattern and type to that of the existing lot and dwelling stock within the immediate locality,” it said.

The proposal for 10 Caporn Street and submissions are due to be considered by the council following public consultation.
