DEVELOPMENT of a proposed shopping centre in Wanneroo has been deferred to address concerns.
Urbis applied to the Metro North-West Development Assessment Panel to create a childcare centre, convenience store, self-storage units, medical centre, carpark and three showrooms on a Wanneroo Road site, next to the Drovers Place precinct.
The City of Wanneroo recommended refusal because self-storage units were not a permitted use, the built form was incompatible with adjoining Yellagonga Regional Park and there was no urban water or wetlands management plan.
It also found vehicle access was inadequate and the development was inconsistent with the State Planning Policy.
Urbis urban planner Kris Nolan told the panel on July 18 they had spent a “considerable amount of energy” on creating acceptable vehicle access via an intersection on the site.
“We spent six months with Main Roads working on this intersection,” he said.
Mr Nolan said they were “surprised” by the City’s refusal recommendation and sought a six-week deferral to address its concerns but City planning implementation director Pas Bracone believed the applicant was aware of issues raised and the recommendation should not have been a surprise.
The panel voted to defer the decision for eight weeks to allow the City and applicant to resolve issues relating to the wetlands and water management plans, alternative land uses for self storage units, vehicle access and relationship to Yellagonga reserve.
