HOMEBUYERS don’t have to spend big to live large in Perth’s southern suburbs, where solid brick homes on larger blocks can be snapped up for less than $250,000.

Noble Real Estate principal Rebecca Cutten said Rockingham and Kwinana properties had not been so affordable in more than 10 years.

“Nothing proves this more than being able to secure a solid brick-and-tile 3×1 on a 600+ sq m block close to the water for $250,000,” she said. “These homes are well below replacement cost – you cannot buy the land and build a house for this price.”

“It’s great for anyone wanting value for money such as first-home buyers with limited budget, renters looking to buy instead of rent and for investors wanting a good rental return with capital growth.”

However, time might be running out for those looking for a bargain on an existing home.

“As the market recovers, as it is every day, buyers become more confident and so more properties are sold, spending less time on the market,” she said.

“Less time on the market means sellers won’t need to discount so heavily to sell their property. They will be able to achieve more for their properties.

“I don’t think you will be able to pick up the amazing $250,000 house on big block deals for too much longer.”
