Perth’s cheapest suburbs to buy a house in

BUYING a home is an attainable goal, with Perth’s housing market offering fantastic value for money in many areas.

Reiwa has identified the 10 most affordable suburbs for houses for the year to April 2019 and the south-western regions have dominated the list, providing a lifestyle near the coast at a reasonable price.

Kicking off the top 10 cheapest suburbs for houses is Greenfields with a median house price of $277,000 and lower quartile price of $250,000. Greenfields provides the quintessential ‘suburban lifestyle’ to its residents with attractive estates flanked by parks and trees. The family friendly suburb features three primary schools, two high schools and the Peel Education and Health Campus. In the 12 months to April 2019 there were 109 houses sold in the area.

9. Orelia

Orelia has a median house price of $262,000, making it the ninth cheapest suburb to buy a house in in Perth. In its lower-priced range, the median house price is just $208,500 for the year to April and 40 houses were sold during that time. Orelia is within the City of Kwinana, located 38 kilometres from Perth CBD and has all the amenities you need close by.

8. Leda

Leda takes out the eighth spot for Perth’s most affordable suburbs for houses. Leda is a southern suburb of Perth and is one of five main suburbs in the City of Kwinana. In the year to April 2019, sales activity in Leda remained stable, with 29 houses sold in the area. Its median house price is $255,000 with a lower quartile price of $238,500.

7. Mandurah

Also sixth most affordable is Mandurah with a median house price of $250,000 with a lower quartile median of $225,000. A vibrant mixed-residential and commercial suburb, Mandurah is the heart of the Peel district. Once a small fishing village, Mandurah has evolved into a thriving city and a popular destination for tourists. Situated along Western Australia’s coastline, Mandurah has firmly established itself as a first class ‘sea change’ destination with an array of property developments that include everything from family homes, to modern apartments in new estates and luxurious mansions with canal views. There were 86 houses sold in Mandurah during the 12 months to April.

6. Cooloongup

The median house price in Cooloongup is $250,000 for a house, and for the lower quartile range, the median is only $225,000. Cooloongup is 40 kilometres south of Perth CBD next door to Rockingham, meaning residents get to enjoy all of the amenities and features that Rockingham has to offer while also being a self-sufficient suburb itself. In the year to April 2019, there were 75 houses sold in the area.

5. Coodanup

Coming in at number five on the list is Coodanup. Coodanup’s median house price is $247,500 and it has a very affordable lower quartile price of $185,000 for the year to April 2019. Coodanup is located 69 kilometres south of Perth near Mandurah and recorded 56 house sales in the year to April 2019.

4. Parmelia

Buyers looking for an affordable house purchase should consider Parmelia. Close to schools and parks, and featuring a shopping centre, Parmelia is a self-sufficient suburb situated close to the thriving Kwinana hub. Parmelia’s median house price is $247,000 for the year to April 2019, and the lower quartile price is $221,500. During the year to April, 58 houses were sold in the area.

3. Armadale

Armadale is a well-established suburb with large growth potential and offers first home buyers affordable house prices in a relaxed community. The median house price for Armadale is $235,000 and its lower quartile price is $210,000 for the 12 months to April 2019. A bustling urban centre at the heart of the suburb provides residents with a host of modern conveniences, such as the West Armadale Shopping Centre, Haynes Shopping Centre, Armadale Arena and Armadale Railway Station. Armadale recorded 126 house sales in the year to April 2019.

2. Camillo

Next on the list is Camilo with a median house price of $230,000 and a lower quartile price of $199,500. In the 12 months to April 2019, Camilo recorded 56 house sales, which is a 12 per cent increase on the same time last year, meaning sales activity is healthy in the area. Camillo is a southern suburb of Perth situated 23 kilometres away from the CBD, but is close to major roads and train lines.

1. Medina

Perth’s cheapest suburb is Medina, with a median house price of $221,000 recorded in the year to April 2019. If you are looking for an affordable suburb to buy in, Medina’s lower quartile price is just $180,000 for a house. Located 37 kilometres south of Perth, Medina has easy access to public transport, is close to a variety of schools as well as Kwinana Shopping Centre. There were 37 houses sold in Medina in the 12 months to April.
