Perth’s top 10 most affordable suburbs by median house price

BUYERS in Sydney would be hard-pressed to find a home priced in the early to mid $200,000s, but you can certainly snap them up them here.

Most are found in the southern suburbs, some are close to the coast, and there is one within 12km of the CBD.

Here is REIWA’s list of Perth’s top 10 most-affordable suburbs:

10. Seville Grove 

Seville Grove is the first suburb on the list. The suburb is situated 25km southeast  of the city, close to Armadale and Kelmscott. Seville Grove’s median house price for the September 2018 quarter is $310,000, which is 11.4 per cent lower than a year ago. With 22 houses sold during the September quarter, Seville Grove is close to public transport, schools and recreational facilities.

9. Maddington

Maddington recorded a median house price of $300,000 for the September 2018 quarter. This median house price represents a 7.7 annual decline on the September 2017 quarter. Located 18km southeast of Perth, Maddington features several shopping outlets, schools, parks and two community centres. During the September 2018 quarter, 27 houses were sold in Maddington.

8. Girrawheen 

At number eight on the list, Girrawheen’s median house price comes in at $300,000 for the September 2018 quarter. Located 12km northeast of Perth, Girrawheen’s median house price softened 14.3 per cent compared to the September 2017 quarter. There were 16 houses sold in the area during the September 2018 quarter.

7. Gosnells 

Next on the list is Gosnells, which had the most houses sold of all of the suburbs on this list – with 52 recorded during the September 2018 quarter. Located 20km southeast of Perth, the median house price for Gosnells for the September 2018 quarter was $297,500, making it the first suburb on the list with a median house price below $300,000. Gosnells’ median house price softened by 12 per cent over the year.

6. Koondoola 

Situated 13km northeast of Perth, Koondoola’s median house price for the September 2018 quarter was $283,000, which represents an 11.6 per cent decline to its median house price compared to last year’s September quarter. There were 11 houses sold in the area during the September 2018 quarter.

5. Cooloongup 

Rounding out the top five is Cooloongup which is situated 40km southwest of Perth, near the coastal suburbs Rockingham and Safety Bay. Cooloongup’s median house price for the September 2018 quarter was $254,000 – a 9.3 per cent annual decline on the September 2017 quarter. Still significantly more affordable than the Perth Metro region median price of $490,000, Cooloongup recorded 26 houses sold during the September 2018 quarter.

4. Parmelia

Parmelia takes out fourth spot, with a median house price of $237,000 recorded in the September 2018 quarter. This median represents an 8.3 per cent annual decline on the September 2017 quarter median. Located 34km south of Perth CBD, Parmelia borders the Kwinana Town Centre, with 20 recorded house sales during the September 2018 quarter.

3. Camillo 

Camillo is Perth’s third most affordable suburb, with a median house price of $232,000 – still notably less than the average Perth Metro house price of $490,000. During the September 2018 quarter, 15 houses were sold in Camillo, despite its median house price falling 12.5 per cent since the same time last year. Camillo is located 23km southeast of Perth near Seville Grove and Kelmscott.

2. Armadale 

Next on the list is Armadale. Situated 25km southeast of Perth, Armadale’s median house price for the 2018 September quarter was $229,000. Annually, Armadale experienced a decline to its median house price, falling eight per cent over the year. Armadale features a number of amenities, including large shopping centres and a train station. There were 39 houses sold during the September quarter.

1. Medina 

Medina is Perth’s most affordable suburb, with its median house price coming in at $214,500 for the September 2018 quarter – substantially less than the overall Perth Metro median of $490,000. Located 37km southwest of Perth, house prices in Medina lifted 19.2 per cent since the same time last year. Medina recorded 10 houses sold during the September 2018 quarter.
