Downsize and stay in the suburb you love with ‘The Provenance’

Staff WriterWestern Suburbs Weekly

BABY Boomers looking to downsize often face a compromise between the desire to find a home that meets their changing lifestyle needs but still offers them space and privacy, while remaining in the suburb they know and love.

“These homeowners see that in their near future their homes are much too large and they have no desire to be a slave to their gardens and home maintenance, however they are reluctant to move to medium density housing or apartments as they still wish to keep their privacy, have the space, light and quality of amenity their current properties afford them,” Exclusive Residence sales manager Shelley Clack said.

“Perhaps more importantly, they are reluctant to move from the suburbs they love.”

Exclusive Residence latest display home The Provenance was built to address these issues.

It sits on the clients’ original 1012sq m block, replacing their old two-storey home.

Mrs Clack said it was perfect for a discerning buyer looking for an entry level luxury home or someone seeking a less demanding lifestyle and downsizing from their larger family home without compromising on quality, comfort and convenience in equal measures.

The home at 13 Bedford Street, Nedlands has a Californian bungalow facade, reminiscent of many of the older homes in the area.

The interior also pays homage to the style with polished jarrah flooring, skirting boards and a wide hallway, and combines luxury features with the practical needs of modern living.

There is a guest bedroom with ensuite and home office at the front of the home.

The layout opens to a formal living space, currently designed as a library, but it could just as easily be used as a media room.

Opposite this room, a laundry and utility room lead to the three-car garage, which could also house two cars and a caravan or boat.

The design makes great use of the home’s high, pitched roof, placing attic storage above the utility room.

Mrs Clack said it was the perfect place for Christmas decorations or the boxes “you’ll one day get around to sorting”.

A spacious open-plan living/dining/kitchen area is at the back of the home.

The feeling of space is accentuated by two raised coffered ceilings.

Mrs Clack said the galley-style kitchen was the home’s control centre and had an island bench with 40mm Calacatta Smartstone benchtops, white matte, fully integrated cabinetwork and client-selected Miele and Subzero appliances.

The living space looks out and opens to the alfresco area and manicured gardens.

The family bedrooms have their own wing and while the living spaces feature jarrah flooring, they have Castilla woollen carpets.

The master has a large walk-in robe and luxurious ensuite featuring Argent and Villeroy & Boch products.

There are two more bedrooms, both with large walk-in robes, that share use of the double-sized main bathroom.
