REIWA has revealed Perth’s 10 fastest-selling suburbs for the 12 months to July 2019.
Here are the suburbs people can’t wait to move into.
Nedlands kicks off the list, taking an average of 47 days for a house to sell in the suburb. Belonging to Perth’s prestigious Western Suburbs, Nedlands is an affluent suburb close to schools, hospitals, universities, and recreational facilities like tennis courts, sports clubs, parks and a golf club. Nedlands experienced a 4.3 per cent decline to its median house price in the year to July 2019, taking the figure to $1.57 million.
It took sellers in Gwelup an average of 46 days to sell their house. Located 15km north of Perth, Gwelup’s median house price softened marginally by 0.6 per cent to $830,000 in the 12 months to July 2019. There were 51 houses sold in Gwelup during the 12 months to July with buyers drawn to the areas accessibility to a selection of good schools, public transport and shopping centres.
It also took an average of 46 days for sellers in Heathridge to find a buyer for their house. Located 23km from Perth, Heathridge offers a family-friendly lifestyle with numerous public and private schools nearby. Heathridge is the most affordable suburb on the list with a median house price of $430,500. Heathridge’s median house price has remained stable since the same time last year. During the 12 months to July 2019, 101 houses sold in the area – proving to be a popular choice amongst buyers.
At number seven on the list is Booragoon, which took sellers on average 45 days to sell their house in the 12 months to July 2019. As well as experiencing the reduction in selling days, Booragoon is the only suburb on this list to have experienced median house price growth, which increased 7.4 per cent to $900,000 when compared to the same time last year. Booragoon is situated conveniently close to Perth CBD and Fremantle, Kwinana Freeway and Canning Bridge. There were 57 houses sold in Booragoon in the 12 months to July.
6. Mount Claremont
Like Shenton Park, Mount Claremont also took 43 days for sellers to sell their house in the 12 months to July 2019. Mount Claremont proves to be continuously in demand from buyers, with 72 houses sold in the year to July. The affluent suburb is popular with families who are drawn to the excellent secondary schools in the area and the attractive lifestyle opportunities available to residents. Mount Claremont suffered a 2.4 per cent decrease to its median house price which now sits at $1.22 million.
5. Shenton Park
Sellers in Shenton Park are waiting an average of 43 days to sell their house, 31 days faster than the average Perth region house sale. In the 12 months to July 2019, 53 houses sold in Shenton Park with its median house price declining 11.9 per cent to $1.1 million. Shenton Park’s fast selling time can be attributed to its close proximity to the reputable secondary college, Shenton College, and its relative affordability to other Western Suburbs.
Number four on the list for Perth’s fastest selling suburbs for houses is Wembley, with sellers in the area waiting an average of 42 days to achieve a sale for their house. Wembley suffered a -8.9 per cent decline to its median house price when compared to the same time last year, however buyers are still flocking to the suburb with 90 houses sold in the 12 months to July 2019. Buyers are drawn to Wembley’s attractive lifestyle appeal, offering residents numerous recreational facilities, sports clubs and nature precincts.
It was notably faster to sell a house in Kingsley than it was in the overall Perth metro region in the year to July 2019, with sellers in the area needing on average 42 days to secure a sale. Located 18km north of Perth, Kingsley’s median house price for the year to July 2019 is $540,000, a decline of four per cent since the same time last year. Kingsley has a variety of schools, recreational facilities and parks and reserves, making it an appealing option amongst families looking to nestle. Kingsley boasts demand from buyers, with 153 houses sold in the year to July.
2. West Leederville
It took approximately 41 days to sell a house in West Leederville in the 12 months to July 2019 making it the second fastest selling suburb. Located just 4km from Perth CBD, West Leederville straddles the balance between suburban living in an urban environment to great effect. Its median house price softened slightly since a year ago, declining -5.1 per cent to $1.65 million for the year to July. There were 42 houses sold during that time.
It was 34 days faster to sell your house in Floreat than the average Perth region, making it the fastest selling suburb for houses in the 12 months to July 2019. Floreat is an inner-western suburb and its desirable landscape commands a median house price of $1.335 million, a -1.1 per cent decline on last year. Floreat proves to be popular among buyers, with 101 house sales in the year to July.
