He finally gave in and took the plunge 13 years ago; it turns out he was a natural, selling more than $30 million worth of property in his first year.

Mr Clements went on to work with some of the western suburbs’ top agencies, and sold 100 properties worth more than $131 million between 2006 and 2010.

The next step in his career was opening his own business, Mint Real Estate, with Brad Glover in January 2013, with a desire to further reinvent what it meant to buy and sell property in WA.

Launching an innovative new selling process was one of their strategies.

“When I began in real estate everyone was able to price property, now a lot of agents put no price on property and sellers are unaware of how detrimental that is to the sales process, with statistics showing that 80 per cent of buyers will avoid an unpriced property,” Mr Clements said.

“In response we developed ‘transparent negotiation’ 12 months ago and we’ve had a fantastic response, with 50 per cent of our sales now made under this system.”

The method brings together the best characteristics of auction, private treaty and end-date sale, and allows all parties to take part in a fair and open bidding process, from the comfort and privacy of their own homes.

“Buyers love it because they don’t miss out on their dream home by not knowing how much to pay, and sellers love it because they know they have achieved the best price in the marketplace,” Mr Clements said.

This new approach contributed to Mint Real Estate being named Small Residential Agency at the recent REIWA awards for excellence and REIWA have also signed off on an agreement for ‘transparent negotiation’ to become a REIWA-recognised method of sale, with training for agents already taking place. n
