Home of the week: a solar passive home in Floreat with a self-contained apartment

NOT only is this a striking home with stunning features to catch your eye whichever way you look, it is also practical, with a solar passive design.

The owners built it in 2016 and said in the middle of summer the inside of the house was protected from direct sunlight, while in winter the sunlight poured right through the home.

Another clever design feature was the inclusion of a self-contained studio apartment.

“The ability to incorporate an ancillary unit was something we noticed in the Perry Lakes design guidelines and we thought: why not build a separate apartment on top of the garage,” the owners said.

“This studio is great for renting out for additional income, an au pair or for couples with older children who want their own place but still want to be close enough to pop in for Mum’s dinner or get their ironing done.”

Practicalities aside, the house was designed by Peter Hobbs and is an amazing residence showcasing contemporary industrial style.

The ground floor includes an open-plan living/dining/kitchen area with polished concrete flooring and exposed brick walls.

The kitchen has timber veneer cabinetry, smoked mirror splashback and high-end appliances with a scullery/laundry neatly hidden behind it.

Commercial-grade stacker doors link the living area to a courtyard with timber decking, a feature wall of handmade ceramic tiles, built-in barbecue, ceiling fan and solar-heated concrete pool with glass ballustrading.

The double garage opens to the courtyard, as does the laundry, providing an easy point of access when you come home.

The ground floor also includes a study and bathroom.

Upstairs there is a second living area overlooking the double-height void, over the pool towards some of the old established Perry Lakes trees, which the owners said were beautifully lit at night.

Two bedrooms with concrete feature walls are located on one side of the living area with a bathroom in between.

The spacious master is on the other side and has a walk-in robe and a large ensuite with dado quartz basins and a freestanding dado quartz bath.

A wonderful feature is a tiled balcony that is a private retreat off the master bedroom.

The home is on a 280sq m block near Perry Lakes Reserve and kid’s adventure playground.

Other features include a 6.9 NatHERS energy rating, CCTV security system, ducted airconditioning and exposed aggregate paving to the entrance.
