WHEN you hear the term lock-up-and-leave, a magnificent multi-level home in Peppermint Grove might not be the first thing that comes to mind, but the owners intent was to have a home that provided this flexibility as well as capturing the gorgeous outlook.

It was built in 2012 and designed by Andrew Broughton.

The owners said it was a masterful example of architecture capturing river views, yet providing a sense of privacy with clever use of space and light.

“We wanted to maximise the northern light to create a feeling of space and openness, with careful thought given to layout and flow, to encompass the entire home,” they said.

“Connection of the interior to the exterior, utilising bi-fold opening doors to the entertaining area, creates a flow incorporating the ambience of the home and a resort-style pool area.”

The owners have five children and said the careful design and spatial arrangement over the three levels had easily accommodated them all, providing a large family with individual private space and also wonderful communal family areas.

The home’s living spaces include an open-plan formal living and dining area where a marble, gas pebble fireplace is an eyecatching feature.

“The formal lounge is one of our favourite places, with its stylish marble fireplace and amazing view back through the home to the exterior entertaining, pool and garden area,” the owners said.

There is also a huge theatre room with a motorised screen, bespoke entertainment units, kitchenette and adjacent bathroom.

A casual living area includes the stunning kitchen with a cantilevered Calacatta marble dining bar, Gaggenau and Miele appliances, including an underbench wine fridge, and a scullery.

The north-facing alfresco area has a large Beefeaster barbecue set into a honed marble bench and there is a great view through the frameless glass pool fencing to the pool courtyard and gardens.

The pool is heated, allowing for year-round use.

There are four bedrooms.

The master has a walk-in robe, city and river views, private balcony and an opulent ensuite with Calacatta marble slabs, free-standing bath and wet-room shower.

The children will also enjoy luxury living, with three king-sized ‘minor’ bedrooms with built-in robes and their own ensuites.

The third bedroom also has a balcony and bath in the ensuite.

Linking all the levels is a glass and marble staircase and six-person lift.

The home also includes a foyer, study, 900-bottle temperature-controlled wine cellar, study, two laundries, four-car garage, bin store and several walk-in storage areas.

Other features include zoned, ducted reverse-cycle airconditioning, Sonos music system with built-in speakers, underfloor heating throughout, security system with video intercom, motorised blinds and external louvres, imported marble floor slabs, extensive hardwire data connections, designer lighting system with interior and exterior LED with mixed C-Bus interface, and fully automated pool system.

The owners said the home’s location created a special level of privacy and seclusion.

“It is ideally connected to the river, foreshore, tennis club and wonderful Manners Hill park,” they said.

“Peppermint Grove offers and ambience, tranquillity and lifestyle, which is difficult to fully appreciate without having experienced it.”

With their family growing up and spreading their wings inter-sate, the owners have decided to sell and said the home was available for another family, or even an older couple with grandchildren to enjoy.
