CHRISTMAS is around the corner and this magnificent home will be a wonderful present for the new owners, who plan to move in this December.

Architect Mick Rule said the aim was to design a house that addressed the exposure conditions of the site.

“The southern elevation is more of a solid appearance as this side receives the brunt of the weather and there were also no views,” he said.

“The northern elevation consists of extensive glazing to allow winter sun penetration and the western side consists of glazing with roof overhang protections.

“A cantilevered balcony over the pool opens up the long view of the ocean and is also a playful piece of design.”

Strict council height guidelines led to each level of the three storeys being split, resulting in six different floor levels, with lift and stair access.

The sloping site allowed for a six-car undercroft garage, with five cars being able to enter and leave without the need to move other cars.

A wine cellar, with Egyptian doors, and a gym and bathroom are also on the lower floor.

The ground floor includes a pool lounge and kitchen, with ocean views, and opens to an entertaining area and the 15m infinity lap pool.

There are also three bedrooms with ensuites, a library and laundry on this floor, allowing for self-contained guest accommodation.

The main living areas and master bedroom, with open ensuite, are on the top level of the home and take advantage of the outstanding outlook.

The owners like entertaining and the kitchen has a large scullery, allowing them to prepare food away from the main kitchen while guests mingle at the island bench.

A wall of glazing showcases the views and opens to a balcony.

The home has a host of high quality fittings and fixtures, including travertine and porcelain tiling, blue stone and cedar throughout.

Mr Romano said it was a prime example of what could be achieved with a generous budget, but Romano Homes works with clients on a range of budgets.

“Our aim is to provide clients with a personalised design that suits their circumstances,” he said.

“Budgets form part of our early discussions with our clients, and as all our services are inhouse, we can guarantee that costs are controlled throughout the design process and during construction.”
