Shenton Park most in-demand local area

SHENTON Park is the most sought-after location for home hunters in the Western Suburbs Weekly area new data has revealed.

It also topped the list for the most property views across Perth.

Realestate.com.au figures showed buyer interest in houses for sale in the area was very high, with properties averaging nearly 3000 views, over seven times higher than the WA median, in the six months to June 30.

Caporn Young sales executive Oonagh Lisle said Shenton Park was a tightly held pocket and most properties sold within the first couple of weeks.

“All price brackets are selling well,” she said.

“However, there has been an unusually high number of high-end sales in the last year, including 94 Herbert Road for $2.7 million and 1 Harvey Road for $3.175 million.”

Families, who were attracted to the area by the schooling options as well as the community lifestyle, were the most common buyer group, followed by downsizers who liked the smaller, low-maintenance blocks and that they could walk to all amenities.

Ms Lisle, a Shenton Park resident herself, said many of her clients were buying and selling with the area.

“It has great schools, great public open spaces – Lake Jualbup and Kings Park – a very close-knit community, and a central location close to the CBD, but just a short drive to the river and beach,” she said.

“Once you’ve lived in Shenton Park it is very hard to imagine living anywhere else in Perth.”

Nedlands and Floreat rounded out the top three for searches, with properties in the area notching up about 2400 visits each.
