Kicking off the list of Perth’s fastest leasing suburbs is Floreat, where it takes an average of 37 days to lease your property. Floreat is an inner-western suburb of Perth, located just seven kilometres away from the CBD. Floreat offers residents an attractive lifestyle, with a number of prominent sporting clubs and facilities. Floreat’s appeal to investors and tenants may be why it has the highest median rent price on this list, with tenants paying a median weekly rent price of $590. One hundred and one rental properties were secured in the 12 months to September 2018.

9. Trigg

Investors with properties in the suburb of Trigg were waiting an average of 37 days to secure a tenant for their property. The affluent suburb is positioned 14 kilometres northwest of Perth along the coast and appeals to residents because of its ideal location and lifestyle. In the year to September 2018, 36 dwellings were leased, and tenants are paying a median weekly rent of $550 a week.

8. Pearsall

Pearsall records an annual average leasing day figure of 37 days for the year to September 2018. The northern suburb of Perth is situated in the City of Wanneroo with close access to all amenities and public transport including Whitfords train station. Reiwa.com shows 104 dwellings were leased in Pearsall with its median rent price coming in at $360 a week.

7. South Fremantle

South Fremantle also recorded an annual leasing day figure of 37 days in the year to September 2018. South Fremantle offers residents a prime location to nestle, being close to the vibrant café strips, shops and is just minutes away from the beach. South Fremantle’s median house price sits at $485 a week and in the 12 months to September 2018, 92 properties were leased.

6. White Gum Valley

In the 12 months to September 2018, it took landlords 37 days on average to find a tenant in White Gum Valley, 11 days faster than the average in the Perth Metro region. White Gum Valley is located 15 kilometres south of Perth CBD and is just 3.5 kilometres from the bustling streets of Fremantle. In the 12 months to September 2018, tenants in the area were paying a median weekly rent price of $400 a week for their rental property. White Gum Valley proves to be a popular choice among families and young couples, with 71 properties leased in the 12 months to September 2018.

5. Marmion

Located 16 kilometres north of Perth, it took landlords 36 days on average to lease their rental in the coastal suburb of Marmion – 12 days faster than in the Perth Metro region. In the 12 months to September 2018, 35 properties were leased with tenants paying a median rent price of $540 a week.

4. Kwinana Town Centre

It took investors an average of 35 days to secure a tenant in the Kwinana Town Centre. Kwinana Town Centre has close access to all shopping hubs, schools, transport and sporting facilities. In the 12 months to September 2018, Kwinana Town Centre recorded a median rent price of $285 a week making it the most affordable suburb on this list to rent in, with a total of 30 properties leased in the area during the year to September.

It took investors an average of 35 days to find a tenant for their rental in Harrisdale in the year to September 2018. Harrisdale recorded strong leasing activity in the 12 months to September 2018 with 267 dwellings leased. For a median rent price of $390 a week, tenants can secure a rental property in an area that’s close to a range of schools, recreational facilities and shopping hubs.

2. Wandi 

Investors looking to secure a tenant for their rental property in Wandi waited an average of 34 days in the year to September 2018. Located 25 kilometres south of Perth, Wandi presents tenants with a suburban lifestyle with close access to transport, including the Kwinana and Cockburn train stations. For a median rent price of $370 a week, tenants can find a rental property that suits them, with 125 properties leased during the 12 months to September 2018.

1. Treeby 

Perth’s fastest leasing suburb is Treeby, with landlords able to secure a tenant for their rental in an average of 31 days in the year to September 2018 – 17 days faster than the overall Perth Metro area. Located 20 kilometres south of Perth CBD within the City of Cockburn, a total of 44 dwellings were leased in Treeby. Tenants are paying a median rent price of $410 a week for their rental in Treeby.
