Zorzi Builders: choosing a builder for your South-West home

ZORZI Builders have been helping people build their dream home in the South-West for nearly 20 years and have detailed knowledge and experience of the conditions and requirements.

If you are looking to build in the region and need to choose a builder, design project manager James Zorzi offered the following advice.

“Many of our homes are built in coastal areas so from a construction perspective it is second nature to us,” he said.

“However for many people building, concrete roofs, using triple glazing, epoxy-dipped steel etc. is all very foreign, so the first criteria when choosing to build down south is to choose a builder who has the depth of experience and infrastructure to make your journey an enjoyable one.”

In addition, Mr Zorzi said to make sure the builder you choose was financially sound, had proven they could not only weather, but thrive, in all economic conditions and not work from an overdraft as this was a recipe for disaster, especially in the current climate.

“Choosing a small, one-man builder may seem like a cheap option, may seem like a chance for you to be a priority as they will say they only do two or three homes per year, but likewise it only takes one more job or one client to stop paying and your dream one-on-one build can become a nightmare,” he said.

“So choose your builder first, ask them who they recommend as an architect or designer based on your preferred style, get them to commit to a price based on your brief, and ask them to work hand-in-hand with the architect or designer to make sure the budget remains on target.

“Ask your builder to oversee your construction documentation, and negotiate up front on how you want to work with then in terms of a contract.

“For example we offer many options including how, when and how often you want to be communicated with, and make sure you understand up front what will be your involvement in each stage.”

After all this has been discussed Mr Zorzi recommended asking to speak to previous clients and asking for references in writing.

“By doing the due diligence up front you will significantly improve your chances of a successful build in the South-West,” he said.
