Modern luxury living that still feels like home

MANY Australians have always aspired to own a home in the burbs, complete with pool, backyard and a verandah out the front.

But you do not need to have a big home, garden and outdoor entertaining area to live in comfort in the inner city.

A property development in Subiaco, located on the corner of Rokeby and Roberts Roads, is aiming to present modern luxury living that still feels like home.

Blackburne managing director and founder Paul Blackburne said established buyers were looking for ways to reduce their square footage without compromising on comfort.

“A significant amount of our potential buyers are looking to downsize; the kids have moved out and they’re wondering if they really need the hassle of a large house and garden anymore,” he said.

“But ‘downsizing’ doesn’t necessarily mean you have to compromise on the luxuries you’ve enjoyed for most of your life – at ONE Subiaco you can still live in a spacious home, have a pool and enjoy an expansive outdoor entertainment area.”

ONE Subiaco comprises of three buildings, Rokeby, Roberts and Seddon, and is now accepting expressions of interest for properties with a choice of one to five-bedrooms as well as extra large residences and penthouses, all with balconies.

“One of WA’s largest off-the-plan developments in 10 years, ONE Subiaco is catering for homeowners seeking to upscale their residential address with a luxury, bespoke home,” Mr Blackburne said.

Residents will enjoy resort-style amenities with VIP concierge services, wellness centre, heated swimming pool, urban orchard, expansive private deck surrounded by poolside cabanas, an outdoor lounge, shared barbecues and outdoor kitchen.

“ONE Subiaco will also have a private dining room and cocktail lounge available for bookings, with optional butler services,” Mr Blackburne said.

“This is one of the reasons why ONE Subiaco is proving popular with downsizers; now the kids are gone they can really start to enjoy the extra spare time with a range of experiences that offer the finer things in life.”

Mr Blackburne said the state government’s stamp duty concession announcement in October had been another driver for an increase in buyer appetite.

Over the next two years, a 75 per cent stamp duty discount will be available to people who sign a contract to buy an off-the-plan apartment in WA.

The discount will also apply to the foreign property surcharge.

“Since the announcement of stamp duty concessions, we’ve seen a huge uptick in interest in ONE Subiaco,” Mr Blackburne said.

“This discount can translate to huge savings – for example the Platinum Collection starts at around $1.5 million, so you could end up saving $50,000.

“That’s an extra $50,000 to put toward improving a family home to get a better price upon sale, or even pocket for a well-earned holiday.”

Mr Blackburne said by buying off the plan in today’s dollars there was also the added benefit of the opportunity for capital growth.

“If you’re selling your long-term family home it can take some time to sort through all those memories,” he said.

“By buying off-the-plan, people have the chance to get everything in order and have a few years up your sleeve to save for settlement.

“It’s a win-win for downsizers; purchasing a new apartment at the bottom of the market and then selling the family home in a year or so in a potentially improved market at a higher sale price.”
